Real Estate

United States

Investcorp’s US Real Estate team was established in 1996 and has grown into one of the most active global real estate investment managers in the industry. Since inception, we have acquired over $25 billion in assets globally. Our global real estate portfolio of $10.8 billion1 primarily consists of assets in the US, accounting for 86%.

We seek to generate attractive risk-adjusted returns across cycles by acquiring assets underpinned by solid economic fundamentals. We strive to enhance value across our portfolio through our active management approach focused on revenue enhancement, expense management, capital improvements and/or property repositioning and creative capital structuring.

Our strategic approach targets core-plus and light-value-add real estate investments throughout the US that generate strong cash flows while providing potential for capital appreciation through light-value-add opportunities and active management.

Nearly a decade ago, we made a strategic shift to focus our investments on the residential and industrial sectors. Significant drivers for this decision included what we believed to be expected outperformance in these property types over the long-term as they are yield generating properties with light capex requirements. Today, 98% of our portfolio consists of these property types.

We consistently rank among the most active real estate buyers and sellers in the US. According to Real Capital Analytics, Investcorp is among the top-5 largest cross-border buyers and top-10 largest cross-border sellers of US real estate over the past five calendar years ending December 31, 2023.

Our long and proven history of successful investment is attributed to our tenured, disciplined and experienced team, based in New York. It is led by Co-Heads of Real Estate US, Herb Myers and Michael O’Brien. They have been at Investcorp for an average of 22 years and have 34 years of industry experience individually on average.
